Repainting Fee $500*
If I (The Applicant) remain as tenant of this apartment for two full years - either by renewing a one-year lease for a second full year or by signing an original two-year lease, and if I do not violate the terms of my lease, then there will be no charge for repainting my apartment. If I leave the apartment before I have lived there for two full years, there will be a charge of 1/2 month's rent for repainting. I have to pay this to the Landlord before I leave the apartment.
Application and Credit Report Fees*
The Applicant understands that the Agent may accept or reject this application for any legal reason. When this application is signed by the Applicant and submitted to the Agent, the Applicant must pay to the Agent at the same time, (1) an Application Fee equal to one month's rent and (2) a Credit Report Fee. If the Applicant is rejected, the Application Fee (but not the Credit Report Fee) shall be returned to the Applicant. If the Application Fee is returned, this means that the Applicant has not been accepted as a tenant for the apartment. This Application Fee shall not be returned to the Applicant under any circumstances unless the Agent rejects the Applicant as a Tenant. If the Applicant is accepted as a Tenant and signs a Lease, the Application Fee shall be applied as rent for the first month under the Lease. This Application Fee shall not be returned to the Applicant if the Applicant withdraws this application at any time and for any reason or if the Applicant refuses to sign and return the Lease prepared by the Agent after being accepted as a Tenant. The Applicant must also pay a $75.00 non-refundable credit report and criminal background check fee for each individual Applicant for an apartment. The Credit Report Fee is payable at the time of this application in addition to the Application Fee. The Applicant gives permission to the Agent to make all investigations permitted by law to determine if the Applicant will be acceptable as a Tenant. The Applicant understands that when the Agent receives this signed application, the Agent will stop trying to lease this apartment. (If the Applicant decides not to lease the apartment, the Agent will have no way to know whether or not the Agent could have rented this apartment to someone else while the apartment was being reserved for the Applicant.) The Applicant has read this application and has received answers to any questions the Applicant might have about the application, the lease or the apartment. The Applicant may request an opportunity to examine a copy of the entire Standard Form Lease that the Applicant will be asked to sign if the application is accepted. The form contains all the terms of the Lease. This application shall continue to be a binding contract even after the Lease is signed and this application shall become a part of the Lease when the Lease is signed. I certify that all the information given above is true and correct and understand that the Landlord may end my lease if I have made any false or incomplete statements in this application.
